This is a 24K btu unit I installed in 2019 in the 2nd story dispatch tower of the local Cemex Cement plant, when I first gave the estimate I asked about cement dust (Bad Environment) getting in the dispatch office and was told No Problem so I installed the new Mitsubishi mini split, after 9 months I was called it wasn't working properly so I went and found it to be dirty...and with cement dust 🙁 so I cleaned it (4 hrs) and didn't hear anything till last week, got a call it wasn't cooling well but it is cooling and told the plant manager (I've also worked on his personal home ) I couldn't get there until day after next so he called 1 of my competitors and a dealer from my supplier, competitor employee said Nothing Wrong with the system billed him and left, well plant manager called back next morning and asked for the Boss to come out and look, Boss/Owner said it had a small refrigerant leak and added 410a Puron said Now its Fine and nothing else wrong (It does Not have Any leaks). Plant manager still wanted me to look at it so yesterday I open it up (other guys Did Not open it up) and found this 😳 I was only able to work on it 4 hrs yesterday and another 4 hrs today to get it clean enough to cool properly but between my back & neck and getting close for them to go home we decided its good enough till the next cleaning in 3-4 months, I find it hard to believe the other guys didn't bother looking inside the indoor unit, some times when the front of the coil that's right behind the filters looks OK the blower wheel can be dirty, when they get too dirty the blower wheel can throw dirt off and on to the back side of the mini split evaporator coil and that's what happened here, one big problem (Not for me) is the plant manager said he'll never rec'd the other company that told him "It's Fine", I also cleaned the cement dust off the outdoor unit coil

Man that thing is filthy. I hope you're billing them extra time for something that wasn't going to be a problem.

You already know Rick, any time people can get away with doing nothing and collecting a buck and get away with it they will. Dishonest to the core.
 
I guess they don't have a maintenance crew that takes care of basic stuff like this ?
The Plant manager asked me to put it on a maint schedule from now on, I said IMO every 3-4 mons because of the environment, I honestly cant remember why we didnt set a maint sched up in the begining, maybe they do have a plant maint guy? Im going back Mon with the invoice Ill ask him then, inv came to $705 at $85 per hr and misc clng supplies, if it wasnt 1 of my installed systems it would be more $ but I try to be fair to my client/customers
