Building Our Barndominium

Yesterday we closed on our new property in Chiefland, Florida. I'm retiring (really just semi-retiring because I can never truly stop working), but my company also does hosting services so we'll have a positive cash flow for years to come and I'll cut back my "work" to 5 hours a week or less.

We were seeking a sleepy quiet little town with low crime and not much growth, and far enough away from big cities much like the town I grew up in (Somers, CT).

Yesterday following closing we met with a land clearing guy and he'll start clearing early next week. The land is heavily forested with mature trees 50' and taller where we'll only clear what we need.

I've also already contacted and contracted with well and septic system companies.

We are finalizing plans for our building which will be 30' x 90' (with an additional 30' x 10' lanai) for an overall footprint of 30' x 100' where we will have 1,080 square feet of conditioned living space leaving the rest for my shop (1,620 square feet). The 300 square foot lanai (covered porch) will be off the living quarters. My shop will have four (4) 10' x 10' roll up doors with two (2) lifts (one for storing cars, and the new one will be for working on cars). We are waiting for the architect to finish drawing plans for the living quarters and then we can submit the plans to the county (Levy County) for approval, then we can pull the permits and start the actual building. We are shooting to have our current house on the market around June 30th (when my final service contract is slated to end barring any complications) where we will move our motorhome (BAB's aka "the battle cruiser") onto our new property and begin living in it until the building is complete, but not before we take our long overdue nationwide vacation trip to see our nation. After the concrete slab is poured we'll have 6 to 8 weeks before the steel building is erected and that's when we'll take our 4 to 5 week trip to see the USA.

Next week I'll start taking pictures (before and after) of the land clearing and this will become a living thread chronicling the progress of our build and the beginning of my retirement.
 
Awesome news! Lisa needs a garden spot.

Already been picked out. She's not liking the ticks though, but as soon as some of the trees are cleared that should reduce them. Lisa's she shed (greenhouse) will be erected down back and she's already selected the spot to fence for her garden to grow vegetables.

Guinea hens will help with ticks.
 
About 20 yrs ago the company I was working got the contract to install the new a/c units on the roof of a Dollar Store or Family Dollar, we were there a couple of days staying in a motel, eating at a local family diner and the people around there were so friendly, it was like being in another state or something when compared to St Pete...well St Pete Really does Suck now for the last 20 yrs or so, Congrats on retirement, a new homestead and taking a vacation (y) (y):)
 
Don't forget to clear out a nice 100 yard shooting range!

The new property is 217' wide x 544' deep. Not sure what the county rules are in Levy, but in Hernando, you must be 300' from any residence to fire a weapon (for pleasure).
 
This should be an awesome thread. You'll need to cut the trees down bordering the south and west for your solar panels ?

This stuff is cheap and it kills all bugs ! Ticks, spiders, termites, mosquitoes. And a gallon goes a looong way as you use two ounces per gallon of water.

Actually we're putting the panels near the end of the property ground mounted and facing south, so we shouldn't need to cut any trees down, but it'll cost a bit to run the wire 300' or so up the the building.

The land is high and dry, but we'll see if it gets mosquitos. We have a fogger but not sure we'll use it.

You can spray that Bifen IT inside your house if needed for ants. It's used in restaurants it's so safe.
I use it around the outside of my house and in the basement to keep critters out.
 
Just fired the architect. Not sure if he was trying to pad his hours or make all his money for the month on my job, but his price went to over 5k just for the internal buildout of the living quarters.

The plans for the steel building are already signed and stamped and ready for permitting, we just needed signed prints for the 1,080 square foot buildout.

Have an appointment with another architect today who seems to understand the simplicity and what's needed. We'll see.
