Heat Pumps Mandatory in Florida

Got a call from my sales rep saying another contractor either installed an a/c system with electric heat strip as primary (and only) heat source or applied for a permit to do it and the home owner got a letter from the Tampa Bldg dept saying they Can Not have an ac with electric heat as primary source, so that only leaves a heat pump upgrade as an option, older condos and apts usually only have 1/4" sometimes 5/16" liquid refrigerant lines and heat pumps Do Not work right with those lines, most places you cant even change the lines if you wanted to and only 2 Tstat wires instead of 5 or more, waiting on a call from a senior mechanical inspector now, I can understand New home/buildings but retrofits ??82EBAF4E-1462-4857-A4CE-BE02F3601A92.jpeg
 
That's going to result in alot of retro fits and much higher costs. I understand both sides of the fence, and in my first house in St. Pete, Florida we had electric heat by way of a heat strip and it wasn't a heat pump, but then again the call for heat was so infrequent it was silly.
 
I haven’t heard back from any inspectors yet, bldg dept said call them lol, but these old condos around here that were built in the 60-70’s most you can’t change the control (Tstat) wires for heat pump or the small refrigerant lines so I’m not sure how we can even put heat pumps in those places, lot of condo owner live 70-80% up North and only winter here don’t even care about heat just want ac when they come down in the summer
 
Like anything, obsolete the parts and eventually you will have to replace with new and retrofit to the new "government standards".

The building code changes and a lot of it has to do with who is getting paid off to apply the new requirements and often times those hired to enforce the laws do not understand them themselves. Our heat pumps have heat strips for that extra help when it is very cold out. It is about 25 degrees out, the heat pump is running but the strip has not come on, if it gets into the teens they will kick on. I do not want to run the gas logs, tying to save propane for emergencies.
 
I spoke with a senior city mech inspector last night, he thinks they’ll have to Gfather in older condos/apts where there’s no way to change the Tstat wires or copper lines but that’s just his thoughts, calling the Pinellas county bldg dept this morning, my sales rep thinks he’ll be stuck with a bunch of equipment he can’t sell
 
What ever happened to a common sense approach? I'm guessing these idiots are trying to justify their jobs. Welcome to the new liberal America where everyone will conform.

I have a friend who lost most of his place in Ft. Meyers during the last hurricane that hit there and he still doesn't have a permit to rebuild his place 2 years later because the county said since he was doing more than a 50% repair/remodel EVERYTHING had to conform to current code, so between the insurance company and him they mutually agreed the best thing to do is to knock down everything and start from scratch. His place was worth about $3 million (built in the 70s) and by the time they are done it'll be worth over $6 million. Insurance is paying for 95% and he's kicking in the other 5% since what he wants are upgrades. He figures he'll be out of pocket for $250k to $300k, but he figures it'll be a fair trade off given the market increase. He said he'll sell it as soon as he gets CO and buy a cheaper place and have cash left over. His place is on the water with his own docks and seawall. He bought a bigger condo when his place got wrecked.
 
Some are Resigning from local Gov, Big Bro now wants local small city Mayors, Counsel members etc. to fill out new Federal forms showing their assets, other forms of income, how much they Really make per year, they're saying NOPE! Bye Bye LOL
 
Interesting. I have a family member who lives in Bradenton (South of Tampa for the non FL people on here) who owns an AC/ELEC business. He installs many NON heat pump systems. We live in Tallahassee and my old and new system is all electric (electric furnace heat).

Feds are wanting to know any and All income, what properties owned, what investments they have and probably more info, I'd say Fuck Big Bro and Quit too
 
The State reps have to fill out the forms, local should to. A little sunshine goes along way.
I think FJB making millions on a measly salary shows something stinks.
Politicians should not be able to make millions on the side. What happened to just do the duty you were elected for and go home when the term is over?
