Building Our Barndominium

I'm hoping that's not setting the precedent for future contractors. Are you on public sewer?

Nope, this is rural. Well and septic system. Prices are climbing because of demand and lack of workers.

We have like 5 different agents coming in the next few days for selling our house and 2 have already told me the price I though was reasonable for my house is low and I should expect to have multiple offers within the first couple of days and most likely a bidding war (because I have a newer house in a desirable neighborhood). I paid $185k to build it (I already bought the land previously) 4.5 years ago, and they are telling me my house will sell between $375k and $400k, and it could go higher than that if someone with cash wants it bad enough.

We are working on our 2.6 Acre Lot in the country with where the House and Garage will go has been cleared / about 1 + Acre
now waiting on the Landscaping Company to take out the Stumps and put in the 16' Wide Laneway that will be 300' Long

Since none of the lumber is leaving the property, they are making space down back for all of it.
Are you going to mill it or use it for firewood? Make sure it's not laying on the ground or it will just return to earth.

I'd rather have it leave the property, but many of the companies wanted money to haul it (fuel and time) and the cheapest price I got was $6k, so I'll save some for firewood (in a firepit outside) and the rest can rot.
 
Sounds like you need to find a portable saw mill

If I had time, maybe, but way too much to do.

Got a call from Mills Engineering (I happened to be there this morning when they scouted out my property) and they came back and quoted me $550 for the survey and they will do it next week, so I called the other place and cancelled with them (I already paid them $1,250) so they will refund my money.
 
We've had meetings with 3 real estate agents so far (one more to go on Saturday morning) and all are coming in around the same number. Even though the market is slowing, the location of our house and property (almost at the end of dead end street), and only about 20 houses total in our little neighborhood, so far all three have come in with the same thought process of listing our house on a Thursday and writing into the listing that we will have 3 days to review all offers as all of them are saying it will go over asking price and there will be a bidding war despite the feds raising the interest rate yesterday. All 3 are saying it will likely go over $400k in a bidding war, but I'm not as optimistic given the current economic state.

Dave Ramsay (talk radio) said there are still more buyers than sellers. If you are in FL, TX or TN, houses are still going up. (y)

We'll see. The moving company is moving our stuff into storage on July 8th, and the house will go on the market the following week (after we clean it).
 
Man you're a busy man. You need to go on vacation to get some rest.

We will take a vacation at some point, but I must keep everything on schedule to make sure nothing falls through the cracks with the new building. With the price of fuel now, we've decided to take local only vacation until the cost of fuel comes down / stabilizes.

We'd calculated given the motorhome would get around 8 MPG tops and our nationwide trip would likely be somewhere around 10k miles and with diesel at an average of $7 a gallon, the fuel alone would cost in excess of $8k, so we'll just do some short trips.
 
We've decided not to put our stuff into storage but instead buy two (2) 20' steel shipping containers and put them on our property. We were going to pay the movers $1,200 to put our stuff in storage, then another $1,800 to move our stuff out of storage to the new place when it was done. The cheapest storage units we could find were $225 a month (and we'd need two of them), and figuring it would be between 4 to 6 months before the new place got a CO, it was wiser to just move it once into the steel containers, and then we'd be left with the steel containers for storage when all was said and done and we'd moved in. We figured why clutter up the shop with stuff that wasn't used regularly, but stuff I still use from time to time, so it was just wiser to have additional storage.

I'd highly recommend getting some dehumidifiers to run in there if you have electricity. I know TX coast is damp and I've put cars in sea-cans that have molded interiors. At least evacuate the air.

Planned on it. BAB's will have power and since I'll be waiting for permits, concrete, ect, I plan on using the time to setup the solar panels and run the wire into one of the containers into the solar setup so we can run our freezers and the dehumidifiers we'll purchase and put in both containers.

We can't get temp power until we pull the building permit, but the well should be installed either next week or the week after. In the short term, the motorhome should provide all the power we need.
 
Almost done clearing. They should be done with the front today and then have to grade it and bring in some fill.

Shooting to have the containers delivered on Monday or Tuesday, and the well guy starts drilling the well on Wednesday or Thursday.

If you have any palmettos on your property, save them or at least have some swamp gabbage out of them...there's nothing better! Goes especially well with a hog roast! I know, I'm exposing my South Florida red neck ideas! ;) Those trees look like Florida Slash Pines! I used to have 13 on my 1/3 acre lot in Sarasota. They grow huge pine cones.

Yep, half the land is slash pines, the other half are live oaks with a few others sprinkled in.
 
Is there going to be any room for a shooting range? You know, like a firing squad. With the price of fuel these days, it could be more economical just to take the rats to your place. 🤠
I'm sure Lisa will understand.🤠
